Deep profile · 2 linked library matters
RealPage sells software landlords use to set apartment rents. The Justice Department and states' algorithmic-pricing case remains ongoing, and RealPage's separate suit against New York's rent-algorithm statute is also unresolved.
Overview
RealPage sells revenue-management software to apartment owners. In the Middle District of North Carolina, docket 1:24-cv-00710, the Justice Department and states sued over algorithmic pricing.
The Justice Department proposed resolutions with RealPage and several landlords in 2026. On 1 October 2026 the court denied motions to dismiss the plaintiff states' claims against RealPage, Pinnacle, Camden, and Willow Bridge, and said those federal decrees do not moot the state claims.
A separate case, RealPage versus James, docket 1:25-cv-09847 in the Southern District of New York, is RealPage's own suit to block New York's rent-algorithm statute. On 29 September 2026 that court enjoined Section 3 pending trial and upheld Section 2, which is not a final judgment.
Competition footprint
The North Carolina case is about landlords using the software on rents, and the 1 October 2026 order kept the states' claims against RealPage, Pinnacle, Camden, and Willow Bridge.
Proposed Justice Department resolutions do not, under that order, wipe out the state claims, so the status of docket 1:24-cv-00710 stays ongoing.
The New York case is the opposite posture, with RealPage suing the state: Section 3 is enjoined pending trial, Section 2 was upheld, and neither case has a final judgment.
Consumer & business angle
Renters pay the apartment price the software is alleged to have shaped, and they are not the plaintiffs in RealPage's suit against New York.
Landlords are the paying software customers in the North Carolina case and the users regulated by the New York statute.
What to watch
- Whether the state claims in docket 1:24-cv-00710 proceed after the denied dismissal.
- The pending trial on New York Section 3 in docket 1:25-cv-09847.

RealPage rent algorithm suits
US · 2022– · ongoing · 10 minRent went up in many US cities—and prosecutors say one reason is software. RealPage's tool allegedly lets big landlords share secret pricing data and follow the same algorithm's suggestions, acting like a price-fixing cartel without a smoke-filled room. DOJ, states, and tenants sued. Landlords and RealPage deny wrongdoing. No court has ruled yet.
Outcome: The DOJ reached proposed resolutions with RealPage, Cortland, Greystar, LivCor, Willow Bridge (July 6, 2026), and Pinnacle (September 4, 2026). Those decrees bind the Justice Department's claims only. On October 1, 2026 the court denied motions to dismiss the plaintiff states' claims against RealPage, Pinnacle, Camden, and Willow Bridge and said those claims are not mooted by the DOJ decrees. Unless the states settle, that part of the case moves toward trial.
New York rent-algorithm statute
US · 2025– · ongoing · 6 minRealPage won a temporary block on part of New York's rent-algorithm law on September 29, 2026. The rest of the law survived that round, and the case continues to trial.
Outcome: Section 3 of the statute is enjoined for now. Section 2, aimed at facilitating price-fixing, was upheld at this stage. A trial on the merits is still ahead.
