Compass

Deep profile · 1 linked library matter

Compass is a residential brokerage that markets homes, including through pocket listings kept off the shared feed for a time. On 5 October 2026 California Regional MLS sued for a declaration that its one-day filing rule is lawful, after Compass threatened an antitrust claim the other way.

Overview

Compass recruits agents and lists houses, and a pocket listing is a home shown privately before other brokers can find it on a multiple listing service. The shared database is how the rest of the market cooperates on a sale.

California Regional MLS requires a listing to be filed within one day. Compass threatened to call that rule an antitrust violation, and on 5 October 2026 the MLS sued first, asking a court to declare the rule lawful.

The case is open. A request for a declaration is not a decision that the one-day rule, or Compass's pocket listings, has won.

Competition footprint

Pocket listings let Compass show a house to its own clients before rival agents can see it.

The one-day filing rule is the MLS practice Compass threatened to challenge and that the MLS is now defending in court.

The 5 October 2026 complaint has not been decided.

Consumer & business angle

Sellers choose whether a private marketing period is worth less exposure, and buyers who search only the MLS miss homes still off the feed.

Brokerages that file on the first day are the competitors a pocket listing holds back.

What to watch

  • Whether the court declares the one-day filing rule lawful.
  • Whether Compass files the antitrust claim it threatened.
